Leasing & Application

Highlands Hill Country in South Austin offers a variety of one, two, and three-bedroom apartment floor plans.

Prices and availability are subject to change. Base rent is on monthly frequency. Additional fees may apply, such as but not limited to utilities, package delivery, trash, water, amenities, etc. Deposits vary. Please contact a representative for more details.

Highlands Hill Country offers flexible lease terms from 1 to 15 months. Short-term and month-to-month options are available.

You can apply online through the Highlands Hill Country application portal. Have a government-issued ID and proof of income ready.
Applicants need a photo ID, proof of income (two most recent pay stubs or bank statements), and completed application forms.
No, corporate leases are not offered at this Austin community.
Yes, residents must carry a policy with a minimum $300,000 liability coverage, listing the community as an Interested Party.
Yes, one guarantor per unit is allowed if the applicant does not meet income requirements. The guarantor must have gross monthly income at least four times the rent.
Yes, with a 30-day written notice and payment of a lease termination fee equal to two months’ rent. Any lease concessions must be repaid.

Rent, Payments & Fees

Rent is based on your signed lease. Payments are made online through the resident portal via BILT, earning reward points redeemable for travel or rent credits.

Security deposits are fully refundable: $750 for 1-2 bedrooms, $1000 for 3 bedrooms, or one month’s rent if conditionally approved.
Yes, 7% late on the 7th and an additional 3% on the 10th of the month for unpaid rent.
Yes, BILT and WIPS are accepted for rent payments at Highlands Hill Country.

Utilities & Monthly Charges

Residents pay water, sewer, electricity, trash, pest control, and valet trash (if applicable). Apartments use gas water heaters for hot water and heat.

Residents receive an email with a link to submit renters insurance online through Get Covered

Pet Policy

Highlands Hill Country is pet friendly. Dogs and cats are allowed, 2 pets max per unit. There is no weight limit.

  • Presa Canario
  • Chow Chow

  • Great Dane

Restricted breed mix Service animals are generally exempt regardless of breed. Management must approve all animals. Lease holders and applicable occupants are required to complete a Pet Screening Profile.

Yes, Highlands Hill Country has a dog park and dog spa open until 10:00 PM.

Yes, all pets and service animals must complete a No Pet, Household Pet, or Service Animal Profile through Pet Screening.

Amenities & Community Features

Amenities include two pools, state-of-the-art fitness center, billiards, shuffleboard, picnic area with barbecue, gated access, detached garages, carports, wooded views, and public parks nearby.

Yes, units include in-unit washers and dryers.
Renovated apartments feature wall-to-wall hardwood laminate flooring, nine-foot ceilings, spacious walk-in closets, and private patios or balconies.
Yes, the clubhouse can be reserved for a $150 fee, with a $500 security deposit held against damages.

Parking

Residents may use garages ($100/mo), carports ($30/mo), or open visitor spots. Assigned parking is available upon request.

Move-Out & Lease Renewal

Residents must provide at least 60 days’ notice before moving out in Austin, TX.
Lease renewal offers are emailed about 75 days before expiration and appear in the resident portal. Multiple lease term options are available.
If no renewal is signed, your lease converts to month-to-month with an additional MTM fee.
Residents can leave keys in their apartment and notify the office or return them to the leasing office on move-out day.

Highlands Hill Country is located at 3014 W. William Cannon Drive, a neighborhood at the heart of Austin, Texas.

Escorted tours available by scheduling. Self-guided tours and virtual tours are also available.
